360 Tour vs Matterport: What's the Difference and Which Should You Choose?
"Do you make 360 tours or Matterport?" — a homestay owner asked this while weighing how to show her villa to guests far away. In reality, 360 tours and Matterport differ from the ground up: different inputs, different build processes, different viewing experiences, and different best-fit purposes.
If you need to measure a room to plan furniture placement but commission a pure panorama 360 tour, you will not be able to measure anything. This article compares the two approaches qualitatively — no specific prices, no promised results — so you can choose based on your actual needs.
What is a panorama 360 tour?
A panorama 360 tour (usually shortened to 360 tour) is a virtual walkthrough stitched together from 360° panorama photos. Each photo captures the entire space around the shooting point: above, below, front, back. The photos are linked into one flow: from the lobby into the bedroom, from the bedroom to the balcony, from the balcony down to the pool.
The viewer is in control: guests rotate the view themselves and tap navigation points to "step" into another space. All through a single link — it opens on phones and computers alike, no app install needed. See the full definition in what is a 360 tour.
The strength of this approach is its simple input: it only needs a set of 360 photos. If you already have 360 photos, you can send them to be built into a tour without arranging a separate scanning session. What a 360 tour cannot do is tell guests exactly how wide a room is, or show them the whole floor plan from above as a 3D model — panorama photos record visible surfaces, not the three-dimensional geometry of the space.
What is Matterport?
Matterport is a platform that turns a physical space into a digital twin — a three-dimensional digital copy of the real space that can be viewed and interacted with in a browser. Instead of only stitching panorama photos together, Matterport builds a 3D model of the entire space, then lets viewers move inside that model.
The two most distinctive viewing modes of Matterport, as described on the platform's own official pages, are Walkthrough — walking through the space with a sense of depth — and Dollhouse — a holistic overview of the whole space as a 3D dollhouse-style model, showing how rooms connect and how the overall layout fits together. Matterport also offers a Measurements mode, which lets you click inside the virtual space to measure dimensions; Mattertag, which lets you attach buttons displaying text, images, video, and URL links at points in the model; and point-cloud export to formats used in design and construction work.
The input for Matterport is a scan session at the location: scanning equipment moves through each area, collecting image data and depth data to build the 3D model. The session needs scheduling, and the space needs to be in a ready state — tidy furnishings, no people walking through the scan area — and it usually needs an operator for the scanning equipment.
Comparison table: 360 tour vs Matterport
| Criterion | Panorama 360 tour | Matterport |
|---|---|---|
| Input | A set of 360° panorama photos, possibly photos you already shot | An on-site scan session to build a 3D model |
| What viewers see | Real photos of each space, viewed from each shooting point | A 3D model of the space, along with imagery of each area |
| Overall view | None — viewers walk room by room and picture the layout themselves | Yes — Dollhouse shows the whole floor plan as a 3D model |
| Measuring inside the tour | No — panorama photos do not record real dimensions | Yes — Measurements measures dimensions inside the virtual space |
| Information points | Yes — descriptions, photos, video, links attached to relevant viewpoints | Yes — Mattertags attach text, images, video, links at points in the model |
| Cost and time | Generally lighter and faster if a good photo set already exists | Generally heavier, since it needs a scan session and 3D model processing |
| Data ownership | You keep your original photo files; the tour is built from them | The 3D model lives on the Matterport platform — ask upfront about data export, storage duration, and terms of use |
This table is a qualitative comparison. The actual cost of each approach depends on the size of the space, the number of scenes or the scanned area, the level of customization, and the provider — which is why this article gives no specific figures. How to read a 360 tour quote is covered separately in how much does a 360 tour cost.
When should you choose a 360 tour?
Choose a 360 tour when your need is to show guests the real space quickly, lightly, and in an easily shareable way:
- You already have a set of 360 photos. The photos are already shot; they just need to be stitched into a tour with navigation points and a contact point, and you have a link to send guests. No additional scanning session needed.
- You need to send guests a link right now. A 360 tour opens from a link and plays immediately on a phone, with no app install. A guest messaging to ask "does the room look like the photos" can tap and see within seconds.
- The main purpose is showing, not measuring. Homestays, villas, hotels, cafés, restaurants, showrooms — places where guests only need to see the space, feel the light, the furnishing, and the view — all fit a 360 tour.
When should you choose Matterport?
Choose Matterport when your needs go beyond showing guests around and require the real geometry of the space:
- You need to measure from a distance. An agent wanting to let buyers check whether a sofa fits the living room, an owner checking room dimensions before ordering furniture, a fit-out team verifying as-built dimensions — these tasks need the Measurements mode inside a 3D model, which panorama photos cannot provide.
- You need viewers to grasp the overall layout instantly. For a multi-room apartment, a multi-zone office, or a multi-floor building, Dollhouse mode shows viewers the whole floor plan in a single view.
- You need space documentation for design, construction, or facility management. Point-cloud export, as-built comparison against drawings, and notes written directly inside the model for all parties to review — these are the needs of architecture, construction, and facility management, where a 3D model has value as a working document.
Can you combine both?
Yes, and in practice the two approaches do not exclude each other. One space can have both a Matterport model for measuring and viewing the overall layout, and a panorama 360 tour for sending guests a quick link to view on their phones.
If you are just starting out, begin with the simplest question: what do your tour viewers need to do inside the tour? Only view and get a feel for the space — a 360 tour is enough. Need to measure, see the floor plan, or work with documentation — consider Matterport. And if you already have a set of 360 photos, building the 360 tour first for immediate use, then considering a Matterport scan later once the need is clear, is a sensible sequence. Whichever direction you choose, walk through the guest's viewing flow yourself before sending it out: open the link on a phone, go through every scene, tap the information points, and check that guests never get stuck in any scene.
Frequently asked questions
Is a 360 tour the same as Matterport? No. A panorama 360 tour is stitched from 360 photos. Matterport builds a 3D model of the space from a scan session, then lets viewers move inside that model.
I already have 360 photos — do I still need a Matterport scan? Not necessarily. If your need is only to let guests view the space, 360 photos are enough to build a 360 tour. Consider a Matterport scan only when you also need measuring, a Dollhouse view, or 3D model documentation.
