360 tours for offices for lease and coworking spaces
How should office landlords and coworking spaces use 360 tours? Tenants preview floor plans and layouts without visiting in person.

360 tours for offices for lease and coworking spaces
Leasing an office is expensive and time-consuming for both sides: tenants visit building after building, landlords escort tour after tour. A 360 tour cuts most of that — tenants "view" 5–10 floor plans online and only visit the 1–2 they like most.
What do office tenants need to see?
- "Bare or fitted?" — handover condition decides the tenant's setup cost. A tour shows the true state, no describing needed.
- "How many seats fit?" — tenants estimate capacity from real space, combined with area figures in info points.
- "What are the building amenities?" — lobby, elevators, parking, canteen. For coworking add: meeting rooms, pantry, quiet vs lively zones.
- "Light and view?" — office workers sit 8 hours a day; natural light is a big plus. Tours show the floor's true daylight.
Must-have angles
1. Building lobby. Attach: address, building hours, reference management fees. See lobby shooting in the 2-floor lobby demo.
2. Model floor / empty floor. One scene per area size. Attach: area, rent per m², handover condition (bare/fitted/furnished).
3. Fitted model office (if any). One fully set-up office so tenants can picture it. Attach: capacity, reference setup cost.
4. Meeting rooms. Attach: capacity, equipment (screen, board), available for separate hire or not.
5. Pantry / canteen. Attach: serving hours.
6. Parking. Attach: motorbike/car parking fees — a small detail every tenant asks about.
7. Coworking: common areas. Hot desks, dedicated desks, private meeting rooms, phone booths — one scene each with per-seat-type pricing.
Benefits for landlords
- Pre-qualify tenants: clients who contact after the tour tend to be well-informed — far fewer "just looking" viewings.
- Lease remotely: out-of-province or overseas companies can close on floor plans via tour plus video call, no flight needed.
- Flexible updates: leased floor? Remove its scenes. New vacancy? Add scenes — the tour lives with actual availability.
Shooting notes for offices
- Shoot floors in leasable condition: empty floor means truly empty — not during a previous tenant's move-out with furniture everywhere.
- Measure accurately: areas and ceiling heights in info points must match the contract — discrepancies become disputes.
- Elevators and fire exits: for office buildings, one angle showing elevators and exit signage adds professionalism.
